The City Milwaukee Couldn’t Annex

Oak Creek has a founding story most suburbs don’t have: it had to fight in court, and in the legislature, just to become a city at all. When Wisconsin Electric Power Company opened its Oak Creek power plant in 1951, the tax revenue it generated caught Milwaukee’s attention, and the city tried to annex the town outright. Oak Creek didn’t want to disappear into Milwaukee, but under state law at the time, towns weren’t allowed to incorporate as cities on their own. So the town’s attorney, Anthony X. Basile, drafted a new state statute, since nicknamed the “Oak Creek Law,” that let a town put incorporation to a referendum. When Milwaukee officials tried to serve legal papers to block the vote, Oak Creek’s town leaders went into hiding, one reportedly held up in an attic, until the referendum was safely held on October 27, 1955. It passed 2,107 to 126. Oak Creek’s city charter was signed that December, and the door on annexation closed for good.

That timeline shapes what’s actually sitting on Oak Creek lots today. Because the city didn’t exist until the end of 1955, almost none of its housing predates that fight. Carrollville, the old lakefront district, still has worker cottages built for the Lakeside Distillery and the U.S. Glue Company back in the 1890s, some of the only pre-city housing left. Everything else came after: ranch and split-level construction through the 1960s, 70s, and 80s once Oak Creek had its own building codes and services, subdivision infill through the 90s and 2000s, and new-construction condos and townhomes around Drexel Town Square in the years since. That’s a wide spread of house ages, and a wide spread of reasons people end up calling us.

If you own a house in Oak Creek and need to sell fast, whether it’s an original ranch that’s never been updated, a lakefront cottage older than the city itself, or a newer place near Drexel Town Square that just isn’t working out anymore, we can help. We buy houses in Oak Creek for cash, in any condition, and we can close in as little as 14 days.

No commissions. No cleanup. No obligation to accept our offer. Just a straight answer from Derek, usually the same day you call.

Oak Creek's Housing, By Era

Because the city is younger than most of its housing stock’s neighbors, where a house falls on this timeline tells you a lot about what’s inside it:

Era

What’s There

Pre-1955 (Carrollville)

Worker cottages built near the old Lakeside Distillery and U.S. Glue Company along the lakefront, some of the oldest housing in the city and largely predating incorporation

1960s–1980s

Ranch and split-level homes built after Oak Creek became a city and set its own codes, original kitchens and one full bath are common

1990s–2000s

Larger-lot subdivision infill further from the lake, colonial and two-story construction

2010s–present

New-construction condos, townhomes, and apartments built around Drexel Town Square

Not sure which era your house falls into, or whether that even matters? It doesn’t, for us. Call and we’ll figure out what it’s worth together.

What a Traditional Sale in Oak Creek Actually Costs

For a typical Oak Creek home valued around $385,000, here’s roughly what a traditional sale can run:

  1. Estimated repairs and updates for an older ranch or split-level: $22,000
  2. Realtor commission and closing costs after repairs (6%): $21,900
  3. Holding costs while the house sits on the market for a few months: $4,000
  4. Total cost before a traditional sale ever closes: nearly $48,000, plus months of waiting

A cash sale skips the repairs, skips the commission, and skips the showings, whether the house is a 1960s original or a newer place near Drexel Town Square.

Oak Creek fought to become its own city instead of getting swallowed up by Milwaukee, and homeowners here still seem to have that same independent streak: people who’d rather deal directly with a real buyer than hand a house over to a drawn-out listing process.

Quick Facts & History: Oak Creek, WI

The Town of Oak Creek split off from the Town of Lake in 1840, and about forty families attended its first town meeting in 1842.

Wisconsin Electric Power Company (now We Energies) began operating its Oak Creek power plant in 1951, and the tax base it created drew Milwaukee’s interest in annexing the town.

Town Attorney Anthony X. Basile drafted what became known as the “Oak Creek Law,” letting a town hold a referendum on incorporating as a city, since state law at the time didn’t otherwise allow it.

When Milwaukee tried to serve legal papers to block that referendum, Oak Creek’s town officials went into hiding, one reportedly hid in an attic, until the vote could be held safely.

The October 27, 1955 referendum passed 2,107 to 126, and Oak Creek’s city charter was signed that December, permanently closing the door on annexation by Milwaukee.

Carrollville, Oak Creek’s oldest neighborhood, grew up around the Lakeside Distillery (1892) and the U.S. Glue Company (1898), both of which provided worker housing along the lakefront.

Because the city didn’t exist until the end of 1955, most of Oak Creek’s housing was built after incorporation, and the number of housing units in the city nearly doubled between 1980 and 2000.

As of the 2020 census, Oak Creek’s population was 36,497.
