Built by the Company, Financed by the Company
Cudahy didn’t grow up around a factory the way some of its neighbors did, it was built for one, from scratch. In 1892, meatpacking magnate Patrick Cudahy bought 700 acres of land south of Milwaukee and moved his family’s business there, convincing the Chicago and Northwestern Railroad to put a depot on his property so workers could get to the plant. The depot took his name, and soon enough, so did the town growing up around it. What had been the hamlet of Buckhorn became the village of Cudahy in 1895, and a city in 1906.
Patrick Cudahy didn’t just build the plant, he built the neighborhood around it. Workers bought lots directly from the company, often paid off through payroll deductions, and moved into small worker cottages that came to be known simply as the Cudahy Cottages. To make homeownership possible, Cudahy founded the Cudahy Building and Loan Association and served as its first president himself. He also sold or donated land at low cost for churches, schools, and parks, including what’s now Sheridan Park on the lakefront, built in 1914 on land he once owned.
That history still shows up in the housing stock today. Cudahy has one of the highest concentrations of small duplexes and 2-to-4-unit buildings of any suburb in the area, sitting right next to the original single-family cottages, especially in the older northeast pocket of the city where homes built before 1939 are still common.

What a Traditional Sale in Cudahy Actually Costs
For a typical Cudahy home valued around $250,000, here’s roughly what a traditional sale can run:
- Estimated repairs and updates for an original cottage or older duplex: $20,000
- Realtor commission and closing costs after repairs (6%): $15,000
- Holding costs while it sits on the market for a few months: $3,000
- Total cost before a traditional sale ever closes: nearly $38,000, plus months of waiting
A cash sale skips the repairs, skips the commission, and skips the showings, whether the house is a century-old cottage or a duplex you’ve been renting out for years.

- A house that needs major repairs or has open code violations, common in homes built before the 1930s

- A problem tenant in one half of a duplex, or an eviction in progress
- Managing a small multi-family building that’s become more work than it’s worth
“My grandfather worked at the plant and bought his cottage off Kinnickinnic through the company, paid it off a little at a time out of his paycheck back in the 1950s. When it came time to sell after he passed, none of us wanted to deal with fixing up a house that old. Derek had a number for us in two days, and we closed within the month.” – Ed R., Cudahy, WI
