Simple Sale Group buys houses in Morgandale, Milwaukee (53215 and 53221) for cash, any condition, closing in as little as 14 days.

Two Building Booms, One Neighborhood

Morgandale was farmland in the old Town of Lake for most of the 1800s. The first real wave of houses came in the early 1900s, when working-class Polish families pushed south from the older South Side neighborhoods and built bungalows and two-story frame houses on the streets around Oklahoma and Morgan Avenues. By 1935 the businesses on West Oklahoma Avenue read like a parish directory: a tavern, a dry goods store, a druggist, a tailor and a filling station, most run by Polish immigrants or their children. Many of those families are buried nearby at St. Adalbert’s Cemetery on South 6th Street.

The second wave came after World War II. Returning veterans and families moving out from the older South Side filled in the remaining lots, and by the mid-1960s this corner of the city had thousands of small ranch houses and Cape Cods. Milwaukee annexed what was left of the Town of Lake in the mid-1950s, and in 2008 the Common Council gave this part of the South Side a new name: the Garden District. Backyard gardening is still a point of pride here.

So a Morgandale seller usually owns one of two kinds of house: a 1910s or 1920s bungalow or frame two-story, or a postwar Cape Cod or ranch. Each comes with its own list of age-related problems. We buy houses in Morgandale of either vintage for cash, as-is, and can close in as little as 14 days.

Early 1900s bungalow or two-story frame house

Old boilers and plumbing, knob-and-tube wiring, settling foundations, one small bathroom

Cramped upstairs bedrooms, original windows, dated kitchens, roof and chimney wear

Postwar ranch (1950s to mid-1960s)

Original electrical panels, basement seepage, 60-year-old sewer laterals

Duplexes and mixed-use buildings on the commercial streets

Tenants in place, deferred maintenance, two units’ worth of repairs

Morgandale sits roughly between West Oklahoma Avenue and West Howard Avenue, from South 6th Street west to South 20th Street, with Wilson Park at its southern edge. It falls in the 53215 and 53221 zip codes. Not sure if your street counts? Call and we’ll tell you.

How We Buy

It starts with a call, a text or the short form on this page. Derek calls you back the same day to hear about the house and your timeline. Murray comes out for an in-person walkthrough, and you don’t need to clean, fix or empty anything first. Within 24 hours you’ll have a written cash offer with no financing contingency, and we close through a local title company in as little as 14 days, or on whatever later date works for you.

The Real Cost of Listing

Here’s what a traditional sale can cost on a Morgandale Cape Cod worth about $210,000 as-is:

  1. Inspection-driven repairs (electrical panel, roof, basement seepage): about $18,000
  2. Cosmetic updates to compete with flipped homes nearby: about $8,000
  3. 6% commission and seller closing costs: about $12,600
  4. Taxes, insurance and utilities during a few months on the market: about $3,500

That’s roughly $42,000 before you get paid, and months of waiting on a buyer’s financing. A cash sale skips all of it. If your house is already updated and a retail listing would net you more, we’ll say so.

Why Morgandale Homeowners Reach Out

  • Settling a parent’s estate, sometimes through probate
  • A house full of decades of do-it-yourself repairs that won’t pass an inspection
  • Behind on payments, facing foreclosure or a sheriff’s sale
  • Divorce or bankruptcy
  • A duplex with tenant problems
  • A job loss or medical bills piling up
  • Fire, water or storm damage
  • Downsizing out of the family home

“My parents bought their Cape Cod near 13th and Morgan new in 1954, and my dad did every repair himself, his way. After they both passed, the electrician we called wouldn’t even quote the panel without rewiring half the house. Derek and Murray bought it as-is, and the whole thing took about three weeks.” – Gary W., Morgandale, Milwaukee (53221)

Morgandale Home Seller Questions

Do you buy houses in Morgandale?

Can you help me sell my house fast in Morgandale?

Yes. If you need to sell your house fast in Morgandale, Simple Sale Group can close in as little as 14 days through a local title company. Derek calls back the same day, Murray walks the house in person, and you get a written cash offer within 24 hours.

Do you buy both older Morgandale bungalows and postwar Cape Cods and ranches?

Yes. Simple Sale Group buys early-1900s bungalows and frame houses as well as the Cape Cods and ranch homes built in Morgandale from the late 1940s through the mid-1960s. Age, style and condition do not limit what we buy.

Will you buy a house with do-it-yourself repairs or unpermitted work?

Yes. Many South Side Milwaukee homes have decades of owner repairs, basement finishing or electrical work done without permits. Simple Sale Group buys these houses as-is and accounts for the work in the offer, so the seller does not need to bring anything up to code before closing.

Do you buy South Side duplexes with tenants?

Yes. Simple Sale Group buys occupied duplexes in Morgandale and across Milwaukee’s South Side. Tenants can stay through the sale, existing leases transfer to us, and the seller does not need to evict anyone.

What if I’m behind on property taxes or mortgage payments?

Simple Sale Group buys Milwaukee houses with delinquent property taxes, missed mortgage payments or an active foreclosure. Back taxes and the mortgage payoff are paid out of the sale proceeds at closing through the title company, and a fast cash closing can resolve a foreclosure if it happens before the sheriff’s sale.

What other areas do you buy in besides Morgandale?

Simple Sale Group buys houses throughout the City of Milwaukee, including Bay View, Walker’s Point, the Historic Third Ward, Brewers Hill, Riverwest, Sherman Park, Washington Park, Story Hill, Morgandale and Tippecanoe, and in the surrounding suburbs, including West Allis, Wauwatosa, Greenfield, Greendale, Oak Creek, Franklin, Cudahy, South Milwaukee, St. Francis, Brown Deer, Glendale, Shorewood, Whitefish Bay, Fox Point and Waukesha County.

Quick Facts & History: Morgandale, Milwaukee, WI

Morgandale was part of the Town of Lake, one of Milwaukee County’s original townships, formed in the late 1830s.

Settlement picked up around 1909, led mainly by working-class Polish families who built bungalows and two-story frame houses.

A 1935 survey of West Oklahoma Avenue businesses found a tavern, a dry goods store, a druggist, a filling station, a bar and a tailor shop, nearly all run by Polish immigrants or their children.

St. Adalbert’s Cemetery, at 3801 South 6th Street, is the resting place of many Polish Milwaukeeans.

After World War II, returning veterans fueled a housing boom, and by the mid-1960s the area had thousands of small ranch houses and Cape Cods.

Milwaukee annexed the remaining Town of Lake land in the mid-1950s.

In 2008 the Milwaukee Common Council named this part of the South Side the Garden District.

Wilson Park, on Howard Avenue, hosts a well-known July 4 celebration, and the Milwaukee Fire Museum is on West Oklahoma Avenue.
